SemiAnalysis: AWS and Meta adopt 'modular' data centers, cutting build time by 36% and costs by 8%

SemiAnalysis says AWS, Meta and other hyperscalers are making modular data centers the new mainstream build model.

Factory-built modules and standardization are easing on-site construction bottlenecks and shortening prep and build timelines.

For a 50MW liquid-cooled AI facility, the full build window could shrink to 12–18 months, with about 8% lower total cost.

The shift helps offset electrical labor shortages and speeds AI infrastructure delivery, improving revenue efficiency for cloud providers and operators.
